How fast will I get my OM?
Most OMs are delivered in three to four business days; shorter Essential OMs are often ready in two to three. Add-on underwriting can add a day. You’ll see a turnaround estimate the moment you price your deal, and if we ever expect to miss it, you’ll hear from us on day one, not day four.
Is my deal kept confidential?
Always. We sign your NDA on every engagement. Your materials, data, and the existence of the deal are never shared or reused, and every deliverable is reviewed by a senior team member before it reaches you.
What do you need from me to start?
As little as an address. Ideally a rent roll and a T-12 (or your underwriting) so we can build accurate financials, but if you only have the basics, we’ll tell you exactly what would strengthen the OM.
How many revisions are included?
Every OM includes one revision round; our full Pro · Full-service build includes a second. You’ll know exactly what’s included before you start, and you approve the final OM before any payment.
Can you use my brand or template?
Yes. We’ll apply your company branding for a one-time $90 setup on your first OM, or build into your own template. Prefer a bespoke design? We’ll commission one, no charge to submit and discuss.
Why is it less than the national shops?
Because we’ve automated the busywork (formatting, data entry, layout production), not the judgment. Senior people still underwrite the deal, write the narrative, and sign off on every page. You get institutional quality without paying for institutional overhead.
Do you offer ongoing support?
